The Cedar Mill neighborhood has had two months of progress–with 116 active listings and 22 closed sales, they are running a cool 19% sell-through. Not incredible of and by itself, but better than most of the other 24 neighborhoods I’m highlighting this month.B Here’s the map of Cedar Mill…

- 22 Homes closed at an average of -8.1% under the most recent list price (taking into consideration the average sales price, that = an average cut of $35k….ouch!)
- On the spread, 75th percentile: $610k, Mean: $445, 25th percentile: $200k (condo??)
- 5.27 months of inventory compared to Portland’s average of 7.3
