B Charming East Moreland has had a rough few months with sales–and 44 listings in April only produced two successful closings.B 4.5% ratio of closed to active listings is the lowest in the inner NE/SE core. At the height–$725k and at the lower percentile of $525k–the average of course is smack in the middle at $625k. The hardest stat from April is that the three homes that closed–did so at -13% under the most recent list price! Ouch. This market has savvy buyers and homes that sell are a combination of both ‘best house’ AND ‘best price’.B With 2 homes closing each month, it will take 22 months to sell all the current listings in East Moreland.
