Real Estate in Nob Hill NW Portland & 2010 Results

Nob Hill in Portland’s West Hills had a rough year in 2010 compared to 2009:

  • First time buyer tax credit did nothing to boost sales in the typical bracket under $300k, and even if you stretched it wider for those who can afford more for their first home, sales did not get traction.
  • The market analyzer below shows that listings peaked in April instead of the regular August/September bell curve.
  • Closed sales however did continue and were consistent throughout the year.
  • We’re seeing a consistent trend in sold homes in NW Portland & SW Portland neighborhood real estat stats in that there is an increase in closed sales the last three months of 2010. January and February closed sales stats will be very interesting to hone in on…is the trend real? Are we bouncing on the bottom and prices are going to start leveling out? I’ll be watching closely.
