Real Estate in Rock Creek: 2010 Results

For 2010, Rock Creek Real Estate in NW PortlandB clearly moved in the price range between $250k & $300k and with the first time home buyer tax credit early in the year, the sweet spot for first-timers was absolutely $300k and under.

  • Overall, a 16% increase of sold homes representing 8 additional sales in 2010 over 2009.
  • Using the Market Analyzer below, the price points above $300k in Rock Creek really didn’t get much traction with the exception of a bump in May and October.
  • Listings ranged through the year between 25 & 50 on any given month.
  • The April bump in closed transactions was the only anomaly for sell through i.e. listings vs. solds as absorption rates bounced around the 12% range.

Rock Creek is the last of the NW Portland neighborhoods before we get into more urban growth boundaries on the North side of Hwy. 26. With the condos and attached homes that have been built over the last 10 years, the entry level home sales under $250k will continue into 2011 even without the tax credit.
